Nexus: Marketplace 1 - Overview

Nexus is a blockchain-powered real estate platform where users can explore a curated marketplace of listed properties, purchase a membership to access investment opportunities, and acquire tokens representing ownership in their desired assets. Through a simple and secure interface, users can view property details, track their holdings, monitor portfolio performance, and manage their activity seamlesslyβ€”all in one place.


Marketplace Performance Overview

  • Registered Investors – The total number of users who have signed up and completed the onboarding process on the platform.

  • Total Asset Value – The combined value of all real estate assets currently listed and active on the marketplace.

  • Total Transactions – The total number of completed investment actions or purchases made by users on the platform.

  • Average Investor IRR – The average internal rate of return earned by investors across their holdings, indicating platform-wide investment performance.

  • Rental Yield Distributed – The total rental income shared with investors to date, based on the fractional ownership of properties.


Property Selection Tools and Tabs

Tabs

  • All – The "All" status represents the total collection of properties available in the crowdfunding process. It encompasses all properties regardless of their current status, including upcoming, active, and sold-out properties.

  • Trading – The "Active" status signifies properties that are currently open for crowdfunding and accepting investments. Investors can participate in funding these properties and secure their shares or ownership stakes while the campaign is ongoing.

  • Upcoming – The "Upcoming" status refers to properties that have been announced or are in the pipeline for crowdfunding but are not yet open for investment. These properties are still in the pre-launch phase, and interested investors can anticipate their availability in the near future.

  • Initial Offering – Newly listed properties available for first-time investment.

Filters

Users can filter properties by country, type, status, and rental yield range to match their investment preferences. Filters can be reset or saved for future use.

View Modes

  • Grid View – Displays properties in card format with details.

  • List View – Presents properties in a vertical list with detailed rows.


Property Card

  • Location (City and Country): Specifies the city and country where the property is located.

  • Rented: Indicates the current rental status of the property, whether it is rented or available for rent.

  • Tags: Indicate property status (e.g., Trading, Rented).

  • Property Status (Upcoming, Active, Sold Out): Represents the current status of the property in the crowdfunding process, indicating if it is upcoming, actively seeking funding, or already sold out.

  • Projected IRR (Initial Rate of Return on annual basis): Provides an estimate of the projected rate of return on the total investment for the property, expressed as an annual percentage.

  • Condominium Name: Specifies the name or title of the condominium property.

  • Unit Number: Identifies the specific unit number or identifier associated with the property within the condominium.

  • Property Type (e.g., Condo): Describes the type of property, such as a condominium or any other relevant property type.

  • Rental Yield Guaranteed: Indicates whether there is a guaranteed rental yield associated with the property investment.

  • Funding Target and Fund Target: Specifies the target amount of funding required for the property and the current level of funds raised.

  • Completion of Funding Percentage and Progress Bar: Displays the percentage of funding achieved towards the target amount, along with a visual progress bar illustrating the funding progress.

  • Annual Asset Appreciation: Represents the estimated annual increase in the value of the property as a result of appreciation.

  • Annual Rental Yield (Net): Indicates the projected annual rental income generated by the property after deducting expenses and taxes.

  • Individual Token Price: Specifies the price of an individual token or share of the property available for investment.

These property fields provide relevant information about the location, status, financial projections, and key details of the property, helping potential investors evaluate and make informed decisions.
